Grounds

The Pines has walking trails, fields, waterfront, and two Swans in season. Located on 12 acres of grounds and 1500 feet of Beard’s Creek, you can rest in a Gazebo overlooking Beard’s Creek and watch the Swans and Ducks, or go down onto our pier to feed them bread (up-close and personal). The Pines has both an outdoor Porch for good weather, and an enclosed Sun porch for enjoying the views of Oyster River from the comfort of a living room setting through wide windows and comfortable chairs. Dining in the Sun Porch is enhanced by using the refrigerator and microwave located there for your pleasure.

Dining Room

The Dining Room is set up as it has been since the turn of the 20th Century or before:

A large mahogany round table with Ball and Claw feet hugs the center of the room, outfitted with mahogany bird silhouette chairs and an original Portsmouth Sideboard New England antique that antique lovers could die for. Ancestor Mary Coe presides over events from her perch above the fireplace, while real Japanese prints have adorned the walls since the 1920s.

The watercolors, oils, and drawings surrounding Mary’s portrait over the fireplace were done by a family friend and artist H. Orne Ryder that Mary lived next to while on her Grand Tour of Europe in Paris during the summer of 1887. A small watercolor attests to this.

Coffee, Toast, and Juice stations have been set up on smaller tables and servers surrounding the room.

The Dining Room is only used for Breakfast, and is NOT available for lunch or supper meals.
Breakfast is served from 7:00 to 9:00 AM during weekdays, and from 8:00 AM to 9:30 AM on weekends. Please let us know when you are coming down for breakfast, or if you are planning on eating out and bypassing this experience.

The Kitchen


There are two kitchens at The PINES:

The first kitchen is contiguous to the Dining Room and is reserved for that purpose for Bed and Breakfast guests dining at breakfast only.

A second Common Kitchen is found at the other end and is used by Guests renting for weekly or longer stays. Guests are given shelf room for their food, and a spot in the Common Refrigerator. New appliances for Washers, Dryers, Dishwashers, and Stove, and a clean and attractive eating area can make this an enjoyable part of your stay for the longer term visitor.

Sun Porch


A sun porch is on the second floor only steps away from your room. This inside and finished room brings fresh air and sunshine to guests on sunny, warmer days. A microwave and guest refrigerator are adjacent, so eating lunch while reading or studying is a definite plus here. Views of the Oyster River can be glimpsed from the panoramic windows installed. Again, you get much more than just a room when you stay at The Pines.

The Front Hall


Our main door opens to a waiting area we call the Front Hall. Comfortable chairs and couches can accommodate several people while waiting for guests to register or come down from a room. Free local telephone service is provided there. Stairs lead to the second floor and sleeping areas.


And the front hall is furnished with a large, long Eastlake glass case of Antique collectibles alongside Ancestral and local paintings for your viewing pleasure.

Plush furniture, real paintings, and Oriental rugs are found throughout the rooms of The Pines to add to the ambience and comfort of our guests – a fresh approach to offer a New England alternative to today’s sterile hotel living experience.
